Williams Professional Painting was thrilled to have the opportunity to paint for Park Fairfax, one of the largest condo communities in the region.

This isn’t your average one-and-done exterior paint job. This project spanned two years, involved well over 100 buildings, and brought together detailed carpentry, restoration, communication, and high-volume exterior painting.

The Scope & Scale

First of all, what kind of scale are we talking about? In year one, we tackled 55 buildings. That included full exterior painting, wood rot replacement, brick painting, unit doors…the works. This year? We painted 57 more buildings and performed exterior carpentry repairs on 84 units.

This wasn’t a small facelift. It was a full-scale, multi-month transformation.

It goes without saying: this kind of scale requires more than a skilled crew. It takes communication, planning, flexibility, and a whole lot of teamwork. And coffee. Lots of coffee.

What the Work Included

This wasn’t a one-surface, one-coat kind of project. The Park Fairfax scope of work was detailed and diverse, with each surface requiring specific prep and paint systems to ensure durability and consistency across the community.

We began with thorough power washing of sidewalks, stoops, and steps to create a clean foundation for all surfaces. From there, our team tackled the cleaning, preparation, and painting of previously painted brick, breezeways, wooden trim, columns, electrical boxes, black casement windows, and the exterior sides of unit doors. Each surface came with its own challenges — from texture to weather exposure — and required a methodical approach to ensure proper adhesion and a smooth, uniform finish.

Before painting began, storm doors, concrete stoops, railings, and surrounding brick were all carefully protected to prevent any overspray or accidental mess. And once the painting was complete? We made sure each area was cleaned up meticulously before moving on to the next.

Product selection was also a key part of the process. We used McCormick’s Permalok Masonry & Concrete Primer to prepare the brick, followed by their State House Exterior Flat for a clean, modern finish. For trim, McCormick’s Interlock DTM in Super White and Beige offered excellent durability and a crisp contrast. The unit doors were coated in Benjamin Moore’s Command Gloss, providing a tough, glossy finish that stands up to daily use and changing weather.

Together, these details helped us deliver not just a great-looking result, but one that’s built to last.
