How a Maintenance Painting Plan Works

Our commercial maintenance plans start with an annual site inspection, often conducted with a paint manufacturer representative. We use this time to document at-risk areas that need attention and future care.

From there, we create a customized plan:

  • Cleaning and power washing to maintain a fresh appearance.
  • Spot and touch-up painting to address wear and tear.
  • Caulking to seal gaps and protect against moisture damage.
  • Scheduled painting for high-traffic and high-impact areas.

Each year, we evaluate your property and allocate maintenance hours to the areas that need them most, ensuring your surfaces stay protected and attractive all year long.

What Are the Advantages?

For YOU:

  • Discretionary hours to use for any work you’d like completed

  • A solid plan delivers peace of mind and prevents issues

  • Partnerships and sponsorships of your choice

  • Access to extended warranties and priority service

  • Fixed future budgets

For US:

  • We build long-term, lasting relationships in our community

  • We can plan our schedule well in advance to maintain productivity

  • Maintenance plans are a value-added service we provide, helping us maintain a strong reputation and grow our business

FAQs

Q. What’s included in a maintenance painting plan?

Our plans are customized to fit the needs of your commercial property. Typical services include routine cleaning, power washing, spot and touch-up painting, caulking, and repainting high-traffic or high-impact areas. The plan is tailored to ensure your building looks its best all year long.

Q. How often will my property be inspected?

We conduct annual site inspections, typically with a paint manufacturer representative, to evaluate your property and identify areas that require attention. This ensures your maintenance plan stays on track and addresses any new needs as they come up.

Q. Can maintenance painting really save money?

Yes! By proactively addressing minor issues—like peeling paint or failed caulking—you can prevent larger, more expensive repairs in the future.

Q. How does maintenance painting minimize downtime for my business?

We schedule services at predictable, convenient times, ensuring minimal disruption to your daily operations. Plus, with a maintenance plan in place, you’ll avoid unexpected emergencies that could interfere with your schedule. The whole idea is to keep you in the driver’s seat.

Q. Is the plan flexible if my needs change?

Absolutely. Your maintenance plan is built around your priorities, and we can adjust the scope of work as your needs evolve. Whether it’s reallocating maintenance hours or adding specific services, we’ll ensure your plan continues to deliver maximum value.

Q. How do I get started with a maintenance plan?

It’s easy! Contact Williams Professional Painting to schedule a consultation. We’ll evaluate your property, discuss your priorities, and create a customized plan that meets your needs and budget.

Our Happy Customers

CBRE

I have been working with Williams for a few months now and I am very happy with the level of work they have done.

Building Engineer at CBRE

Old Town Crescent Unit Owners Association

This past Friday, March 29, 2013, Williams Professional Painting concluded their work on the interior of our building and the final check has been issued under the contract into which we entered back in February 2012. For purposes of your records and knowing what paint was used, please be advised we used Benjamin Moore “Pale Oak” on the first floor and a custom blend we titled “Nimbus 50%” for floors 2-roof vestibule, also manufactured by Benjamin Moore. Due in part to circumstances beyond our control, the project took longer than expected, but was well worth the wait considering the following five factors that help demonstrate the extra value we received under this contract:

  • the paint class was upgraded to “Aura,” the highest quality available, and wallpaper areas addressed twice, at no extra cost to the Association;
  • the painters worked quietly and on weekends, and Dave Williams even placed himself in harm’s way by photographing an intruder and likely criminal;
  • Dave Williams and his painting staff were professional at all times and exhibited extraordinary amounts of patience in addressing our every concern;
  • Dave Williams acted as a consultant during the paint selection phase and accommodated our many requests to test a multitude of paint samples; and
  • Williams Professional Painting made an inordinate amount of extra trips to our property, which costs the firm time and money, in order to accommodate our preferences, coordinate with our redesign schedule, and paint, repaint and caulk several areas outside the contract scope at no charge to the Association because he was not satisfied.

Given the high level of commitment Williams Professional Painting made to our property, it was considerably important – and fair – that this extra information be imparted to you. The Board anticipates budgeting for “upkeep” painting to keep the common elements as pristine as they look now. While the Board cannot offer an endorsement of a particular contractor to you, I have personally been impressed enough by the perfectionist efforts of Williams Professional Painting to retain them in the near future to paint my private residence and therefore have copied Dave Williams on this message in case you wish to consider him for the same. Although Williams Professional Painting will not be able to offer us a viable solution to paint the exterior elevator doors and entryway cladding on floors 2 – roof vestibule, the Board is engaged in discussions with an elevator specialist who purportedly has the technology to make those surfaces more receptive to paint engineered just to adhere to those challenging types of entryways.

President from Old Town Crescent Unit Owners Association

I could not live with out Williams Professional Painting! I am a real estate agent and I sell houses and rely on them heavily to come in to paint to get them ready. I would not use anyone else unless it was absolutely necessary. I have used them for years and their professionalism is superb and they pay great attention to detail. Also they will come back and fix anything that might happen at no additional charge.

Commercial Property Manager from Foulger Pratt Management

Alvis, the estimator I worked with, was very conscientious. He was very responsive and had great follow up. I had originally chosen another painting company to do the work but they backed out on short notice. When I contacted Alvis at Williams Painting he had a crew out right away. They did some of the work after hours and on the weekend but did not mark up the price. I have nothing but good things to say about Williams Painting.

Foulger Pratt Management

They have painted my church. They have painted my house. They have painted more property than anyone else I know. Williams Professional Painting is a very good firm to deal with and they provide excellent service.

Towers Condominium Association

Williams is a good company to work with. There are only a few service providers that I enjoy working with and Williams is one of them. I have been using them for over 5 years for both big and small projects. They have always been there when I need them and I have nothing negative to say about them.

A Review on a Recent Commercial Project

Dave,

I know that I can speak for Lauren as well as our team here at Everly-Wheatley when I say a heartfelt “Thank You” to you and your team of professionals. We could not have asked for a more accommodating group of people to deal with and they went out of their way to minimize the impact on the services that we provide to our families. Please feel free to use our facility and/or Lauren or myself as references if you wish. We still walk around the facility and “WOW” seems to be the word that everyone utters. You all were as Tina Turner once sang, “Simply The Best”.

Interior Commercial Painting Washington, DC.-You guys rock!

Rick,

Just wanted to drop you a word regarding the progress of the Hallway Renovation Project. I’ve overseen a lot of renovation projects during my years as a Property Manager, and this has been by far the smoothest one to date. The guys are very professional, quiet, and courteous to my residents. I want to especially credit Omar and Jose G. for all of their hard work. You guys rock!

We have been using Williams for about 4 years now and they have always been extremely responsive. Their turnaround is great and they are accommodating to our needs. They work after hours and weekends to get projects done on time at a fair price.

I wanted to let you know that Walter and Caesar were awesome when they came by to paint our 4th Floor space. They were friendly and knew exactly what they were doing. Their attention to detail in both painting and keeping the area clean and tidy did not go unnoticed. Thanks for sending us such a great pair of guys.

I wanted to let you know how our community is very happy to have JB and Franklin working for us. Both of them show outstanding customer services and impressive attention to details. They really do the impossible job of trying to keep our homeowners happy. They are patient and polite to everyone even with frustrated homeowners.

It is not often an employer gets positive reviews on their workers or the jobs performed. I really speak from the heart for Bull Run Condo Community in saying, Job Well Done JB and Franklin!

I have been thrilled with my entire experience with Williams Professional Painting.

I have been thrilled with my entire experience with Williams Professional Painting. The website is easy to negotiate, the phone number and email produce immediate results and they worked with my schedule. Milton Chavez came out for an estimate and he has kind, helpful and efficient. The very next day, Franklin and Carlos showed up. They did a wonderful job. The place looks great and it is so clean. They also put everything back where they found it and even retrieved a couple of "lost" toys that were hiding behind big pieces of furniture. They worked very efficiently, but also thoroughly, and then they walked me through the whole job afterwards. They did a living room that opens to a kitchen and a hallway - all were painted one color - and they also did chair rails, molding and doors. It looks just wonderful. They also took old paint with them that I know longer need. I am so pleased and I will both recommend them to others and use them myself for future jobs.
